Payment Plan
Below is the payment plan the developer has published for the two smallest plot sizes. Every figure is a land cost figure only. It does not include development charges, which the developer's own terms put at PKR 300,000 per Marla. The terms do not mention possession charges, so ask whether any apply. Budget with that gap in mind, not just the headline total. The plans below were last confirmed on 1 November 2026.
Both plans work the same way. A down payment to book the plot. A confirmation payment 45 days later. An allocation charge once your plot is assigned. Then 48 equal monthly instalments until the balance clears.
- Down paymentPKR 250,000
- Confirmation payment (45 days)PKR 120,000
- Allocation chargePKR 277,500
- Monthly instalment, 48 monthsPKR 25,000
- Down paymentPKR 350,000
- Confirmation payment (45 days)PKR 150,000
- Allocation chargePKR 375,000
- Monthly instalment, 48 monthsPKR 33,000
Phase 1 also includes 10 Marla and 1 Kanal plots. The developer quotes PKR 4,750,000 for 10 Marla and PKR 9,000,000 for 1 Kanal, and no instalment plan for these sizes has been published to us. There is no 3 Marla plot: the minimum size is 3.5 Marla, so ignore any page that quotes 3 Marla. No commercial plot price has been published either. Ask the sales office for the current rate and the payment structure in writing.

The Terms Published With the Plan
The developer's flyer lists six terms and conditions under the table. They matter as much as the table, so here they are in plain words.
- 10% discount on full payment. The flyer does not say whether the discount applies to the land price only or to the land price plus development charges. Ask.
- Corner, boulevard and park facing plots are charged 10% extra. The base for the 10% is not stated.
- The plan is the cost of land only.
- Development charges are PKR 300,000 per Marla.
- These are pre-launch prices, applicable for a limited time.
- The management can revise prices and payment plans without prior notice.
What a Plot Costs Once Development Charges Are Added
Using the developer's own figures, the development charge adds PKR 1,050,000 to a 3.5 Marla plot (3.5 times PKR 300,000) and PKR 1,500,000 to a 5 Marla plot (5 times PKR 300,000). That changes the real cost of the plot a good deal.
| Size | Land price | Development charges | Total with development charges |
|---|---|---|---|
| 3.5 Marla | PKR 1,850,000 | PKR 1,050,000 | PKR 2,900,000 |
| 5 Marla | PKR 2,500,000 | PKR 1,500,000 | PKR 4,000,000 |
The flyer does not say when development charges are billed, whether they are paid in instalments, or whether they are in the 48 month schedule. A corner, boulevard or park facing plot adds another 10% if that figure is applied to the land price: PKR 185,000 for 3.5 Marla and PKR 250,000 for 5 Marla. Ask the developer to state the base and the billing dates in writing. These are our calculations from the developer's published figures and are not a quotation.
Which Plan Fits Which Budget
The 3.5 Marla plan asks for PKR 25,000 a month, which is PKR 300,000 a year. The 5 Marla plan asks for PKR 33,000 a month, which is PKR 396,000 a year. Before the instalments begin, you also need cash for the down payment, the confirmation payment and the allocation charge: PKR 647,500 for 3.5 Marla and PKR 875,000 for 5 Marla. A useful rule is to check that you could cover the upfront amount without borrowing, and that the monthly figure fits comfortably inside your income after your other commitments.
The 10 Marla and 1 Kanal plots have a quoted land price but no published instalment plan yet. If a seller quotes you a monthly figure for them, ask for it in writing from the developer and check that it follows the same structure of down payment, confirmation, allocation and instalments.
Larger Plots: 10 Marla and 1 Kanal
The developer's sales team quotes the land price of a 10 Marla plot at PKR 4,750,000 and a 1 Kanal plot at PKR 9,000,000. These two sizes are not on the published flyer, so there is no down payment, confirmation or instalment schedule to show. The table adds the per Marla rate and what development charges would add if the flyer's rate of PKR 300,000 per Marla applies to them, which has not been confirmed.
| Size | Land price quoted | Per Marla | Development charges at PKR 300,000 per Marla (unconfirmed) | Total if that applies |
|---|---|---|---|---|
| 10 Marla | PKR 4,750,000 | PKR 475,000 | PKR 3,000,000 | PKR 7,750,000 |
| 1 Kanal (20 Marla) | PKR 9,000,000 | PKR 450,000 | PKR 6,000,000 | PKR 15,000,000 |
2 Kanal plots are also available in Phase 1, according to the developer, but the 2 Kanal rate has not been disclosed yet. No price, development charge or instalment plan is published for that size, so ask for all three in writing before you book it.
Ask the developer three things in writing: the payment plan for these sizes, whether development charges are the same PKR 300,000 per Marla, and whether the 10% extra for corner, boulevard and park facing plots applies. The larger sizes are priced a little lower per Marla than the 3.5 Marla plot (PKR 528,572) and the 5 Marla plot (PKR 500,000), which is the usual pattern.
Do the Published Numbers Add Up?
We added up both published plans. For the 3.5 Marla plan, the down payment (PKR 250,000), confirmation payment (PKR 120,000) and allocation charge (PKR 277,500) come to PKR 647,500. Forty eight instalments of PKR 25,000 come to PKR 1,200,000. Together that is PKR 1,847,500, which is PKR 2,500 below the stated total of PKR 1,850,000.
For the 5 Marla plan, PKR 350,000 plus PKR 150,000 plus PKR 375,000 comes to PKR 875,000. Forty eight instalments of PKR 33,000 come to PKR 1,584,000. Together that is PKR 2,459,000, which is PKR 41,000 below the stated total of PKR 2,500,000.
The gaps are small next to the totals, and they may come from rounding on the developer's graphic, a balance due at possession, or a charge that is not shown. We cannot tell which from the graphic alone. Ask the developer in writing how the remaining balance is settled, and when, before you sign.
Reading a Payment Plan the Right Way
A few plain facts worth knowing before you commit money to any plan at this stage of a scheme's life.
- The total price is a land cost only. The developer's terms put development charges at PKR 300,000 per Marla on top of the land price, and the billing schedule is not published.
- A 48 month plan is common for early stage RUDA schemes. It is one reason entry prices look lower here than in older, more built up societies nearby.
- Ask for a written receipt at every single payment. Ask for an allocation letter once your plot is assigned. A verbal promise from a dealer is not the same as a signed document.
- If you are paying from overseas, confirm the accepted payment method first. Confirm which documents the sales office needs, such as your NICOP or passport copy. These requirements can change between booking rounds.
- Run your own maths on any plan you are shown. Add the down payment, the confirmation payment, the allocation charge, and every monthly instalment together. The total should match what you are being told. If it does not, ask why before you pay anything.
