Is Royal Swiss City Lahore approved by RUDA?

Yes. RUDA lists it for Provisional Planning Permission (entry 14, 800 Kanal) and for Technical Approval, which is the second of three approval stages. Final Sanction is still pending. Our legal status page explains this in full, with direct links to RUDA's own lists.

?

Who is developing Royal Swiss City?

HRL, also known as Habib Rafiq Limited, together with RKS Developers. HRL has also worked on other large housing projects in Pakistan.

?

What plot sizes are available and how much do they cost?

Phase 1 has nearly 3,000 plots in 3.5 Marla, 5 Marla, 10 Marla, 1 Kanal and 2 Kanal sizes (the 2 Kanal rate is not disclosed yet), according to the developer. Prices are published for 3.5 Marla (PKR 1,850,000 total) and 5 Marla (PKR 2,500,000 total). The developer quotes PKR 4,750,000 for 10 Marla and PKR 9,000,000 for 1 Kanal, with no instalment plan published yet. There is no 3 Marla plot. See our payment plan page for the exact numbers.

?

Are commercial plots available?

The master plan sets aside commercial zones. No commercial price had been made public as of 1 November 2026. We will update the payment plan page the moment that changes.

?

How do I reach Royal Swiss City by road?

The scheme sits on Main Jaranwala Road, also called Sharaqpur Road, which links to the Lahore Ring Road (SL4), the M2 and M3 Motorways, and the Faizpur Interchange. Our location page covers each route in more detail.

Can overseas Pakistanis book a plot remotely?

Schemes in this corridor usually accept NICOP or passport based booking for overseas buyers. Confirm the exact paperwork and payment method with the sales office first, since this can change between booking rounds.

?

When is possession expected?

The developer states that Phase 1 possession will be given in about two years, in November 2028, before the 48 month payment plan ends. That is a developer target, not a RUDA date, so ask for it in writing and tie it to the payment schedule. Final Sanction, the last RUDA approval, is expected by the developer within about two months, but RUDA has not dated it.

?

Is there a 3 Marla plot in Royal Swiss City?

No. The smallest plot is 3.5 Marla. Some pages say 3 Marla by mistake. The published 3.5 Marla total is PKR 1,850,000.

?

How many plots are in Phase 1?

The developer states that Phase 1 has nearly 3,000 plots, across 3.5 Marla, 5 Marla, 10 Marla, 1 Kanal and 2 Kanal sizes (the 2 Kanal rate is not disclosed yet). The exact count per size and the master plan have not been disclosed. The developer says it will disclose the master plan at balloting, about three months after the launch.

?

When will Final Sanction be granted?

The developer expects Final Sanction within about two months and says it usually follows about three months after Technical Approval. RUDA has not published a date, so treat this as an expectation and check RUDA's Final Sanction list yourself.

?

What is not included in the published plot price?

The published plans cover the cost of land only. The developer terms add development charges of PKR 300,000 per Marla, which is PKR 1,050,000 for 3.5 Marla and PKR 1,500,000 for 5 Marla. Corner, boulevard and park facing plots are charged 10% extra, and a 10% discount is offered on full payment. The prices are described as pre-launch and can be revised without notice. Ask the developer when each charge is billed.

?

Is the Technical Approval letter available, and when is the master plan released?

RUDA lists Royal Swiss City on its Technical Approval page, which is the proof today. The developer says the approval letter itself has not been released yet. It also says the master plan will be disclosed at balloting, about three months after the launch, so plot positions cannot be checked until then.

?

Is this the same Royal Swiss as the hotel near Lahore airport?

No. Royal Swiss Lahore is a separate five star hotel near the airport. Royal Swiss City is the RUDA approved housing scheme covered on this site, in the Ravi River Development Zone on Jaranwala Road.

?

Is Royal Swiss City Lahore the same project as Royal Swiss Housing in Multan?

No, and this is worth being careful about. Other property research sources report a separate project called Royal Swiss Housing in Multan, also linked to HRL, but under a different regulator, the MDA, on the Bahawalpur Bypass. We have not independently confirmed every detail of that project. Treat it as a distinct investment with its own approval status, not a branch of the Lahore scheme covered on this site.

?

What happens if the scheme does not move past PPP?

This is a real risk at the PPP stage of any scheme, not something unique to this one. It is exactly why we suggest checking the current approval stage directly with RUDA before you pay, rather than relying only on marketing material.
