Booking Safety: Check These Before You Pay

Royal Swiss City Lahore is newly launched, and dealers across Lahore are already advertising bookings. That is normal for a new scheme, and it is also when most buyer problems start. This page lists the checks that protect your money, in the order to do them. None of them cost anything, and all of them take less time than a site visit.

Step 1: Confirm the approval stage on RUDA's own lists

Open RUDA's Provisional Planning Permission list and its Technical Approval list yourself. Royal Swiss City should appear on both, with Technical Approval Granted on the second. Final Sanction is not yet granted, so be wary of anyone who calls the scheme fully sanctioned. Our legal status page has the links and a one minute walkthrough.

Step 2: Know who you are paying

Several phone numbers circulate for this project: the developer's own, numbers on dealer pages, and numbers on map listings. A number appearing on a website is not proof that it belongs to the developer. Compare any number or account you are given with the contact details on the developer's own website, royalswisscity.com, and call the developer's office to confirm before you transfer money. The developer's sales office is listed on its public social pages at Broadway, DHA Phase 8, Lahore. Confirm the address yourself before you travel.

Many dealers are genuine and sell with the developer's authority. Ask any dealer for written proof that they are an authorised sales partner, and check it with the developer directly.

Step 3: Pay only into the developer's registered account

  • Use a pay order, cheque or bank transfer in the name of the registered developer entity. Never pay a dealer's personal account.
  • Do not pay in cash.
  • The developer's published bank details name the account title Royal Swiss City Pvt Ltd, held at United Bank Limited (Ameen), Z-Block, Phase 3, DHA, Lahore. We do not print the account number on this site. Get it from the developer's sales office in writing and check that the title matches before you send money. If a dealer gives you a different account title, stop and confirm with the developer.
  • Ask for an official receipt with a stamp and a serial number for every payment, including the first booking amount.
  • Keep a photo and a paper copy of every receipt from the first day.

Step 4: Match the plot size and price to the published plan

The published payment plans cover two sizes. A 3.5 Marla plot is PKR 1,850,000 in total, with PKR 250,000 down, PKR 120,000 at 45 days, PKR 277,500 allocation and 48 instalments of PKR 25,000. A 5 Marla plot is PKR 2,500,000 in total, with PKR 350,000 down, PKR 150,000 at 45 days, PKR 375,000 allocation and 48 instalments of PKR 33,000. These are land cost figures only.

There is no 3 Marla plot. The minimum is 3.5 Marla. If a listing offers 3 Marla, or quotes a very different price for the same size, ask where the figure comes from before you move forward. The developer quotes PKR 4,750,000 for 10 Marla and PKR 9,000,000 for 1 Kanal, with no published instalment plan, so get any plan for these sizes in writing from the developer.

Step 5: Get the key terms in writing

  • The possession date. The developer states November 2028. Ask for it on letterhead and ask what happens if it slips.
  • The developer's terms put development charges at PKR 300,000 per Marla and corner, boulevard and park facing plots at 10% extra. Ask when and how each is billed, what the 10% is calculated on, and whether transfer fees apply.
  • The late payment penalty and what happens to your payments if you miss an instalment.
  • The cancellation and refund terms before the allotment is confirmed.
  • Which plot you will get and when. The developer says the master plan will be disclosed at balloting, about three months after launch, so ask how plots are assigned and what you can do if you do not accept the plot you are given.
  • Which phase and block your plot is in. Phase 1 is the only block name used so far.

Step 6: Understand what an early booking is

At this stage you are usually buying an allotment under a payment plan, not a plot you can stand on. Roads, boundaries and utilities are still being built. Final Sanction from RUDA is still pending, and the developer expects it within about two months, which is a target and not a guarantee. If you cannot afford to have the money tied up for longer than planned, wait until the next approval stage is on RUDA's list.

Red flags worth walking away from

  • Pressure to pay today, or a discount that disappears when you leave the room.
  • A request to send money to a personal account or a mobile wallet.
  • A refusal to show the RUDA lists or give a written payment schedule.
  • Claims that the scheme has Final Sanction already.
  • A different scheme with a similar name. Royal Swiss Housing in Multan and the Royal Swiss hotel in Lahore are separate and have nothing to do with this approval.

If something already feels wrong

Stop paying and keep every receipt, message and document. Ask the developer's office in writing to confirm the booking against its own records. Send us a screenshot of what you were shown and we will help you compare it with RUDA's lists. We cannot recover money or give legal advice, but we can help you see whether the paperwork matches the public record.
